Introduction:
We are a vertically integrated commercial real estate investment and management firm based in Carlsbad, California that specializes in self‐storage conversions. The company manages three private equity funds and multiple special purpose entities that own each of the self-storage projects.
The Controller is responsible for all accurate and timely financial reporting, review of property management reports, budgeting and forecasting, variance analysis and managing loans for each of the projects. The Controller will oversee the month-end close process and provide the accounting team guidance when needed. They will act as liaison between the company and outside CPAs. The Controller also assists the Chief Financial Officer and Senior Vice President of Operations in establishing and maintaining procedures and controls as well as leading company initiatives.
Key responsibilities:
Financial Reporting
- Monthly, quarterly, and annual reporting and analysis including P&L, balance sheet, and other analysis
- Review of monthly and quarterly lender reports and loan covenant calculations
- Produce thorough financial-status reports for senior managers to help improve our operational efficiency and aid in our continued growth
Budgeting, Forecasting, and Financial Analysis
- Create budgets and forecasts to analyze cash flow, identify trends, and track variances
- Monthly review of property management reports
- Maintain and update KPI sheet to compare and track results of each storage project
- Continuously update project cash flow through the construction and lease-up stages
- Work with investor relations to manage fund cash flows, capital calls, and distributions
Other General
- Assist with review of tax return filings including preparation of support schedules as requested by CPA firm
- Coordination and review of lender draws for construction
- Act as a supervisor, mentor, and instructor for accounting team members
- Assist management with important financial decisions
- Monitor and confirm financial condition by conducting annual internal audit
Experience & Requirements
- Bachelor’s degree in Accounting, Finance or similar field required (CPA preferred)
- Minimum 5 years experience in accounting
- Prior auditing experience is a plus
- Ideal candidate would have experience in real estate development, although not required
- Thorough knowledge of accounting principles and procedures including GAAP, although our financials are kept on an accrual basis in accordance with tax accounting principles
- Experience in working with multiple legal entities under different legal umbrellas
- Technical accounting expertise
- Excellent financial and analytical skills, including proficiency with spreadsheets
- Demonstrated mentoring, coaching and organizational administrative skills required
- Strong communication skills to effectively collaborate with internal and external stakeholders
- Must have the ability to prioritize, problem solve, and produce high performance work
- High level of integrity and dependability, including handling sensitive and confidential information
Job Types: Part-time, Contract
Pay: $75.00 - $100.00 per hour
