Position Summary
The Atlantic View Hotel is a highly-rated property on TripAdvisor and is independently owned and operated by Seaboard Hospitality. This select-service hotel boasts 35 rooms, with half of them offering breathtaking oceanfront views. As the General Manager, you will oversee all facets of hotel operations, with direct reporting to Seaboard Hotels' Vice President of Operations.
Job Requirements
- Minimum 2 years of experience as a general manager at mid-scale or better-quality hotel required
- Minimum 2 years of experience with revenue and inventory management required
- Knowledge of hotel financial reporting, budgeting, accounts payable and accounts receivable required
- Experience in leisure markets and or beach resorts preferred
- Proven record of managing a top-rated TripAdvisor hotel preferred
- Advanced understanding of hotel property management systems; Innquest RoomMaster preferred

Responsibilities & Duties
As a General Manager, you will have the following responsibilities and duties:
Guest Services
- Train staff to successfully perform guest service procedures in a caring, friendly and efficient manner
- Establish and reinforce a new service level and "vibe" once renovations are complete
- Ensure that all guest amenities are high-quality, authentic to the hotel’s venue and offer unexpected value
- Resolve all guest issues before guests leave the property
- Personally respond to guest letters, comment cards, & social media posts
- Manage Seaboard Loyalty Rewards frequent guest program
- Maintain top ratings in applicable online social media applications (i.e., TripAdvisor, Expedia, Booking.com, Yelp, etc.)
Revenue & Inventory Management
- Develop and implement strategies to grow revpar to achieve budgeted goals
- Gather market analysis of competitors’ rates, and create a forecast of local market conditions and special events
- Review rates and inventory of competitors daily and adjust strategies quickly, to maximize revpar
Financial Management & Support
- Assist in the development of the annual budget by forecasting changes in operating expenses, labor costs, and revenues
- Manage labor and operating expenses in accordance with business demand levels with the goal of achieving budgeted bottom-line goals
- Provide analytical support to identify cost saving and productivity opportunities
- Review, reconcile, and process sales, credit card vouchers and advance deposits
- Monitor, record and audit gift certificate and loyalty award redemption activity
- Prepare, maintain, audit, and distribute statistical, financial, accounting, auditing, and payroll reports
- Complete period-end closing procedures and reports
- Organize, secure, and maintain all files, records, cash and cash equivalents
Human Resources
- Recruit, select, train, motivate and onboard staff
- Create a team-centric work environment among all departments that ensures an enjoyable workplace
- Complete annual associate evaluations and performance plans
- Handle staff grievances and keep detailed files and records on all employee related matters
- Perform activities related to payroll administration
Sales & Marketing
- Support sales efforts by acting as the hotel’s onsite sales manager
- Work with sales clients to establish room blocks, negotiate group rates, coordinate meeting/social events and assist with meal planning
- Assist in creating annual marketing plans, calendars, budgets and action plans
- Produce creative value-add packages and promotions to bolster shoulder season occupancy
- Review, maintain and post regularly to the hotel’s social media pages

Physical Plant
- Assist in preparations and execution of future renovation
- Conduct daily walk-throughs of all common areas and selectively inspect guest rooms to ensure that all hotel spaces are impeccably clean
- Maintain the physical structure of the hotel, equipment, furniture/fixtures and finishes in superb condition
- Coordinate regularly scheduled preventative maintenance procedures with the VP, Facilities in a timely manner with least disruption to guests
- Develop a strong knowledge of all systems related to life safety, fire suppression, security, electrical and water supply
Compensation
During calendar year 2024, the compensation package consists of the following components:
Base Salary: The Company will offer a competitive base salary depending on experience, paid on a bi-weekly basis consisting of 26 annual pay periods. The Company will withhold from each such installment, and pay, all applicable federal, state and local taxes.
401(k) Match: The Company will match dollar-for-dollar any contributions deducted from payroll and contributed to the company-sponsored Simple IRA Plan, up to a maximum of 3% of the base salary.
Health Insurance Stipend: The Company does not offer health insurance, but does provide a fixed stipend for monthly health care expenses or premiums. This amount is added to the base salary and included in the bi-weekly payroll.
Other Benefits: Salaried employees of the Company are entitled to three weeks of paid vacation and/or sick days pluspaid time off for all federal holidays. The Company does not offer other fringe benefits.
