We are seeking a dedicated and experienced Maintenance Supervisor to take full responsibility for our luxury condominium association’s maintenance needs. As our facility undergoes a crucial 50-year recertification, your role will be pivotal in maintaining the highest standards of safety, functionality, and aesthetics. You will closely monitor, identify, and address issues in all aspects of building maintenance, including carpentry, electrical work, HVAC, plumbing, mechanics, painting, flooring, general hardware, and overall cleanliness. Effective communication with contractors and staff is essential.
Position Responsibilities:
- Ensure a safe and secure environment throughout the luxury condominium building(s).
- Supervise, train, and direct maintenance staff through work orders.
- Plan, monitor, and appraise job results; coach, counsel, and discipline employees.
- Assess repair needs and estimate the time required for repairs, determining if professional assistance is necessary.
- Monitor and confirm work completion by service/maintenance contractors.
- Inventory and acquire maintenance supplies.
- Develop and manage disaster preparedness plans and crisis management.
- Complete reports and work orders for repairs.
- Be available for emergencies and special projects as assigned by the property manager.
- Schedule and assign work responsibilities to meet shift requirements.
- Request necessary materials, tools, and supplies for jobs.
- Administer preventive and reactive maintenance schedules.
- Record and evaluate preventive maintenance activities.
- Schedule annual inspections and certifications of mechanical systems.
- Oversee or participate in construction, installation, and preventive maintenance of equipment.
- Orient and train employees for maintenance activities and tasks.
- Follow safety procedures and maintain a safe work environment.
- Perform maintenance, replacement, and repair tasks in carpentry, electrical work, plumbing, mechanical, painting, flooring, and other minor building repairs as long as permits are not required.
Operating Skills, Knowledge & Abilities:
- Education/Training: High school diploma or equivalent preferred. Continuous learning through industry-sponsored educational seminars. HVAC and/or other trade licenses/certifications may be required.
- Experience/Knowledge/Abilities: Strong maintenance and repair skills in HVAC, painting, carpentry, plumbing, and electrical work. Minimum of 3-5 years of experience in building trades or handy work. Supervisory experience preferred. Proficiency in Microsoft Office applications. Effective written and verbal communication skills. Strong customer service and interpersonal skills.
- Special Requirements/Physical Demands: Ability to lift up to 50 lbs and work in various physical positions. Work in different environmental conditions (e.g., heat, cold, wind, rain, humidity). Maintain a valid Florida driver's license.
