The Maintenance Mechanic supports the Portfolio Engineer of the company with general building and facility condition. This position requires experience, skill and knowledge in HVAC, electrical work, plumbing, carpentry and other trades associated with building condition. Annual and quarterly major issues and emergencies are outsourced to an independent engineering company.
The Maintenance Mechanic’s work involves a variety of the following duties included but not limited to the following:
- Regularly perform Building Facility Walk and document discrepancies.
- Coordinates with the Property Management about work, repair and Maintenance Mechanic priorities.
- Performs Preventative Maintenance Mechanic requirements.
- Ensure that machines/equipment continue to run smoothly, building systems operate efficiently, and the physical condition of buildings are of high quality and safe.
- Coordinate testing of Fire Life Safety Equipment, Fire Pumps, Generator / E-power.
- Identify areas to increase efficiency and reduce energy and/or other costs.
- Provide written documentation of any failed equipment prior to any repairs.
- Provide a weekly log to the Property Management.
- Inspect, operate, or test machinery or equipment to diagnose machine malfunctions.
- Record type and cost of Maintenance Mechanic or repair work.
- Repair or replace defective equipment parts.
- Inspect drives, motors, and belts, check fluid levels, replace filters, or perform other Maintenance Mechanic actions, following checklists.
- Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, or parts catalogs, as necessary.
- Maintain inventory on tools and equipment.
- Perform other duties, within or outside the assigned area.
Requirements:
- This is a physically demanding position which requires daily lifting, climbing, stooping, and physical agility.
- Education or course work in Mechanical, Building Engineering, or related field preferred but not required.
- 3 plus years’ experience and/or formal vocational/technical training in a variety of building, engineering and/or utility trades.
- Certifications such as Universal Technician, Systems Maintenance Mechanic Certification, (SMC)
- Prior experience in the career path in a capacity similar to a One-Man environment.
- Ability to diagnose mechanical, electrical, plumbing problems and correct.
- Use tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, and wrenches, to precision measuring instruments and electrical and electronic testing devices.
- Available for emergency calls in Los Angeles, San Fernando, Long Beach area.
- Good working knowledge of Word, Excel, PowerPoint, Outlook and CMMS/BMS/EMS systems.
- Demonstrated verbal/written communication skills; able to communicate with various audiences from vendors to executives
