The Project or Assistant Project Manager will play a key role in ensuring that projects are performed on time, with minimal disruption, and exceed customer expectations. They will be significant in retaining key client relationships with Owners / Developers / General Contractors / Architects and Interior Design firms through delivering successful projects.
RESPONSIBILITIES
· Assist in managing project P&Ls ranging from $350K - $3.3M.
· Perform thorough review of contractual Scope of Work to develop understanding of expectations and requirements for the project.
· Review product submittal and shop drawings to ensure all information is easily understood by client and sub tier subcontractors. Issue RFIs for missing information and/or items requiring clarification.
· Review and interpret blueprints as necessary to ensure scope of work is performed properly.
· Review and track material status with suppliers to ensure products are ready according to the project schedule.
· Manage ongoing project schedule and client expectations, including challenges and delays as the project evolves.
· Attend jobsite meetings as necessary to build client relationship.
· Prepare change orders as required for review and approval by company leadership prior to sending to client for approval. Follow up to ensure execution.
· Negotiate installation rates with Subcontractors that are consistent with project budgets.
· Prepare and submit weekly subcontractor payroll. Seek approval from company leadership for repairs, extras, etc. that are not included in the project budget.
· Ensure understanding of specific product installation requirements to ensure successful outcome that uphold manufacturer warranty requirements.
· Work with company leadership to Identify or recommend savings opportunities throughout the course of projects to enhance profit or make up for errors, plan omissions, etc. to ensure project is delivered within budget.
· Conduct material audits as necessary to ensure material quantities are correct. When necessary, act with urgency to facilitate solutions.
· Organize preconstruction meetings with internal Superintendents and subcontractors to review plans, identify questions to ensure all parties are on the same page and have a thorough understanding of the plans and specifications. Review same information onsite with client prior to project start.
· Manage subcontractor relationships. Ensure crews have all materials necessary to perform installations efficiently, profitably and per the project schedule.
· Prepare installer tickets and coordinate with warehouse personnel to ensure successful installer load outs.
· Coordinate with Field Superintendents to ensure adequate jobsite coverage, problem resolution and facilitate successful outcomes. Direct the completion of pre-walk and punch walk / QC of MFI work.
· Qualify subcontractors for projects that require certified payroll. Work with accounting to ensure paperwork is compliant and submitted consistently throughout the course of the project.
· Prepare and submit utilization plan and subcontractor paperwork as required for projects that require Section 3 compliance.
· Prepare and submit safety manual, MSDS and any other compliance information required per the contract prior to the project start date.

QUALIFICATIONS
· Knowledge of flooring products and installation procedures.
· Strong familiarity with project management software tools, methodologies, and best practices.
· Procore experience preferred
· Demonstrated knowledge of construction, engineering, and architecture principles.
· Proven ability to complete projects according to scope, budget, and timeline.
· High degree of familiarity with contract and subcontract documents, terms, and conditions.
· Comfortable reading and understanding blueprints and drawings.
· Demonstrated success scheduling, planning and time management.
· Successful identifying and planning for potential risks and developing proper mitigation plans.
· Extremely resourceful.
· Proven success working with all levels of management.
· Negotiation and conflict resolution.
· Troubleshooting and “crisis” management.
· Strong mathematical and analytical abilities.
· Strong written and verbal communication skills.
· Flexible and responsive on evenings and weekends when circumstances dictate.

· Bilingual (Spanish) helpful but not required.
