Role: The Lead Building Engineer position is a hands-on position responsible for the day-to-day operations, maintenance, and safety of a maintenance team and their assigned buildings as directed by the Chief Engineer.
Qualifications:
- A High School Diploma or better is preferred.
- A minimum of five years of multifamily maintenance experience is required, with a minimum of two years leading other maintenance professionals.
- Must be able to pass a comprehensive background check, drug, and alcohol screen.
- Valid Driver’s License with no restrictions.
Skills Required:
- A Certified Pool Operator license in the state of Texas is preferred.
- A thorough understanding of HVAC, plumbing, electrical, and life safety systems.
- Must communicate effectively both orally and in writing.
- Must quickly prioritize and work efficiently with excellent attention to detail.
- Must be able to effectively delegate assignments, follow up, and evaluate the performance of assigned personnel.
- Must have basic computer skills.
- Operate a mobile device to clock in and out.
- Ability to read and write to complete and comply with Fair Housing and industry safety or maintenance training.
Responsibilities:
- Ensure that all building systems are operated safely, efficiently, and as originally intended.
- Diagnose and perform routine maintenance/repair to building systems and equipment.
- Complete, review, and document all preventive maintenance and repairs per company policy.
- Ensure that all service requests are completed in a timely manner.
- Coordinate and/or manage installation, repair, and maintenance projects as directed by the Chief Engineer.
- Review and monitor all work being performed by outside contractors.
- Ensure that all safety standards are communicated and maintained per company policy.
- Participate in the development and management of capital and operating budgets.
- Maintain inventory as needed for cost-effective operations.
- Provide guidance and training to assigned personnel.
- Respond to 24-hour emergency calls as scheduled. Carry mobile phone/radio as required for on-call duty.
- Complete grounds work as directed by the Manager which may include picking up trash, sweeping curb and dumpster areas.
- Ensure compliance with all federal, state, and local codes and regulations.
- Demonstrates effective and efficient use of the work order system.
- Responsible for vehicles (golf carts), pool/spa maintenance, and upkeep.

Physical Requirements:
- Will need to be on feet (66% to 100%).
- Will need to perform the following physical activities (66% to 100%).
1. Bend/stoop/squat/kneel - Perform routine maintenance/repair duties such as picking up debris.
2. Climb stairs - Routine duties require access to upper-floor apartments and interior apartments with multiple levels. Will need to climb and work off a ladder.
3. Push or pull - Move equipment, appliances, and open/close doors.
4. Reach above shoulders - Perform routine maintenance repairs, paint, stock, and remove equipment.
5. Grasp/grip/turning and finger dexterity - Handle maintenance tools, nails, open/close ladders, perform routine maintenance/repairs, use telephone, and 2-way radio.

1. Over 150 lbs - Rare need (less than 1%)
2. Between 75 - 150 lbs - Occasional need (1% to 33%)
3. Between 25 - 75 lbs - Frequent need (33% to 66%)

NOTE: Lifting and carrying weights exceeding 50 lbs. is often accomplished with assistance from one or more persons. Examples of the heaviest items lifted include washers, dryers, air conditioning units, abandoned sofas, and refrigerators. Wear Personal Protective Gear such as provided back brace, when necessary.
Vision Requirements:
- Will need to observe areas needing attention/correction.
- Read cautionary labels and respond to written instructions from staff.
- There will be a frequent need to see things clearly beyond arm’s reach.
Hearing, Speaking, and Written Requirements:
- Constant requirement to give information and receive instructions from residential management (33% to 66%).
- Ability to read, write, and understand English.
Driving Requirements:
- There may be an occasional need to utilize personal transportation to pick up replacement parts and supplies from vendors (1% to 33%).
- Ability to be on-call and be on the property on short notice.
- Must have a valid driver’s license, insurance and car registration if driving for business purposes.
Working Environment:
- Constantly outdoors, in all weather conditions, often for extended periods of time (66%-100%).
- Frequently indoors in all weather conditions that may make the environment uncomfortable (hot in summer, cold in winter). (33% to 100%)
- Occasional exposure to paint fumes, solvents adhesives, etc. (33% -100%). Example – apartment during painting and/or immediately during or after turnover.
- When necessary, Team Members must wear Personal Protective Equipment (N-95 Mask), rubber gloves, eye protection, etc.
- Occasional need to work in awkward confining positions (1% to 33%).

The base compensation rate will vary based on education, experience, and skills. This position is also eligible for renewal commissions and performance bonus programs.
