JG Real Estate is a busy full-service brokerage located in Northern Liberties and serving all of Center City and surrounding neighborhoods, offering leasing, sales, and property management. We are seeking a full-time Maintenance Manager for our Maintenance Team who excels in attention to detail, organization, multi-tasking, and negotiation while maintaining a positive & professional attitude. This position supplements our 1 other Maintenance Manager and will report to our Director of Property Management.
Compensation & Benefits:

Compensation:
$60,000 - $70,000 yearly
Responsibilities:-
Triages all incoming maintenance requests for managed portfolio from resident submission to repair completion and payment processing

Reviews prior work orders for property in order to determine if problem is recurring from prior vendor or if problem is covered by any active warranties

Ensures work orders contain sufficient/thorough detail in terms of problem reported, specific location, prior background on the recurring issue, if any, supporting detail and any resident-related knowledge (has pets, works from home, etc.) that would be needed for the maintenance technician to arrive with the proper tools, material and expectations

Assigns work orders to appropriate in-house maintenance technician, JG Building Services technician, or outside vendor depending on the problem reported and knowledge of the assignee’s particular skill sets

Schedules in-house maintenance technicians according to priority of issue, availability of residents and geographic location, aiming for the most efficient daily routes for each technician

Communicator between technicians’ diagnoses/repairs & landlords when approvals are needed above the maintenance limit threshold

Communicates with residents throughout work order, keeping them informed on progress

Processes maintenance technician billing for labor & material charges for each appointment on a daily basis

Tracks when follow-up visits are needed and reassigns/reschedules

Diffuses any negative feedback from residents or clients on work orders; aims to improve overall resident satisfaction score

Can handle a high volume of emails and calls, has a courteous & professional demeanor over the phone and in person, and doesn't get flustered by time-sensitive, high-stress situations or customers who may be upset
