Prime Community Management is looking to hire a dynamic Community Association Manager for its growing operation. By providing the expertise of proper bookkeeping, consulting, and administration to our associations, our community association manager is able to execute homeowners board decisions in a professional and efficient manner. Our mission is to leverage state-of-the-art property management systems to provide dramatically better HOA and condo management services compared to the typical industry standard.

Reports to: CEO/Director of Operations/Board of Directors/Developer
Position Summary
Work directly with the Board of Directors or Developer to insure the successful operation of the Community. Executes the essential function of Community Association Manager (CAM) responsibilities when on duty. A current and active CAM license is required.
Essential Job Functions:
- Deliver and promotes prompt, courteous and outgoing friendly service to all residents, guests and fellow employees.
- Direct and coordinate the activities of contracted vendors including budgeting, soliciting bids, and analyzing bidders as well as evaluating their performance.
- Plan, schedule, and coordinate general maintenance, major repairs, and construction projects as directed.
· Prepare monthly financials (Review and Reconcile) and distribute to the board on a weekly/ biweekly basis
· Properly notice all regular and annual board/election meetings
· Assist in annual elections process for each association
· Prepare BOD packets for each meeting (BOD notice; previous BOD meeting minutes; P&L YTD comparison; balance sheet; expenses by vendor detail; and customer receivables)
· Assist with the collection of past dues for each association (meet with attorneys, send out notices, etc.)
· Make sure each association follows statutory requirements and is properly filed with the state each year.
- Investigate complaints, disturbances and violations and resolve problems following deed restrictions, bylaws, and restrictive covenants in each association
· Bi-weekly or monthly drive-thru for each association managed to report any violations
· Follow up with all violations to make sure that they were corrected and deal with recurring violations in the proper way
· Review and sign checks (at the boards discretion) for payables each month, or whenever necessary
· Prepare and present yearly budgets for each association managed
· Set monthly assessments yearly for each association
· Make sure all minutes books are kept up by the CSR (Customer Service Rep)
· Assist in homeowner disputes and issues when necessary
· Assist in filing yearly tax returns either in house or by a 3rd party
· Fulfill any licensure requirements for CAM (state requirements)

Education/Certificates/Licenses/Training
High School Diploma required, Bachelor’s Degree preferred. Must have an active and current CAM License. Must obtain any required local and state licenses or certifications.
Experience/Background/Knowledge
Two years Community Association Management experience required for exceptional candidate. Must have working knowledge of Florida Statues as it relates to HOAs, CDDs, etc.
Skills
Ability to communicate effectively with managers, residents, guests and employees in one-on-one and small group situations in a fast paced environment. Must be computer literate. Actively seek growth and development within the profession. Understanding that growth participation is directly related to your personal efforts and dedication to the profession.
