Title: Real Estate Lead

Role Description:
The Real Estate Lead is responsible for supporting the real estate management of Oak Street Health's growing national portfolio of primary care centers. The role will report to the Director of Corporate Development and Expansion and work closely with the broader Oak Street Health Real Estate Management Team and CVS Lease Real Estate/Lease Administration Teams to manage real estate transaction and lease administration activities.
Core Responsibilities:
Support LOI negotiations and track real estate deals pre-lease execution
Coordinate site surveys with landlord and Construction Team
Manage lease negotiations for new Oak Street Health facilities
Manage lease amendments for new/existing Oak Street Health facilities, as required
Create and manage parking applications and agreements
Manage lease renewal process and approvals
Confirm suite boundaries are accurately represented in lease agreements and create premises exhibits when necessary
Coordinate landlord work requirements with Construction Team and ensure landlord and construction team are aligned on delivery conditions
Create and/or review landlord generated lease parking exhibits
Track contractual delivery dates
Generate delivery date letters to memorialize delivery dates
Generate and execute commencement date agreements
Manage and track documents to support lease accounting audits
Manage landlord approvals for tenant improvements
Support zoning process by providing support letters and data for applications
Partner with CVS Lease Administration to manage leases post-commencement date
Manage estoppel and SNDA review until this responsibility is transitioned to CVS Lease Administration
Track dates to estimate rent commencement dates
Share real estate agreements with documentation with CVS Lease Administration to integrate into the Lease Administration Platform

What are we looking for?
5+ years of experience in the real estate industry
Experience negotiating multiples leases at a time and modeling lease financials
Strong organizational, written communication, and analytical skills
Willingness and ability to learn new software programs
US work authorization
