We are seeking a skilled Director of Maintenance to lead our maintenance operations and ensure the highest standards of service delivery.

Duties:
- Lead and oversee all maintenance activities, including routine maintenance projects at various properties, emergency response situations, and renovation projects.
- Manage a variety of maintenance tasks such as plumbing, electrical work, carpentry, painting, roofing, inspections, and more.

Job Title: Director of Maintenance Operations

Location: Aldan, PA

Company: Absolute Repairs & Remodeling, one of the fastest-growing property maintenance companies in the region serving property management companies with routing maintenance over a 7-county service area. There are offices in West Chester, Aldan, Doylestown, Wilmington, and Ephrata.

Position Overview: Absolute Repairs & Remodeling is seeking a seasoned Maintenance and Remodeling Manager with a minimum of 5 years of experience managing service technicians. If you are tech-savvy, possess a positive attitude, and have strong managerial skills, we want you to lead our dynamic team. This role involves traveling across seven counties throughout suburban Philadelphia and surrounding areas. Main offices are in West Chester and Aldan, PA.

Key Responsibilities:

Team Leadership:
Manage and lead a team of 8 direct reports, including service technicians and support staff.
Provide daily guidance, support, and mentorship to ensure high performance and professional development.
Conduct regular team meetings to discuss project updates, address concerns, and plan upcoming tasks.
Work Order Management:
Oversee and prioritize all work orders, ensuring timely and efficient completion.
Assign tasks to technicians based on skill sets, availability, and geographical location.
Monitor progress and ensure quality standards are met for all maintenance and remodeling projects.
Manage front end software program: Propertymeld
Vendor Coordination:
Establish and maintain relationships with vendors to secure services and materials.
Negotiate contracts and manage vendor performance to ensure cost-effective and timely delivery of services.
Handle procurement of necessary supplies and materials for various projects.
Scheduling and Planning:
Develop and manage detailed schedules to optimize team productivity and meet project deadlines.
Coordinate with clients to schedule maintenance and remodeling activities with minimal disruption.
Ensure all equipment is maintained, in good working order, and readily available for use.
Technical Oversight:
Utilize maintenance management software and tools to track work orders, inventory, and team performance.
Implement best practices in maintenance and remodeling to improve efficiency and effectiveness.
Stay updated with industry trends and innovations to enhance service delivery.

Day-to-Day Activities:

Conduct daily briefings with the team to review project status, assign tasks, and address any immediate issues.
Travel to various job sites across the seven counties to inspect work, provide guidance, and ensure compliance with safety and quality standards.
Review and approve work orders, ensuring that all necessary details are documented and tasks are assigned appropriately.
Engage with clients to discuss their needs, provide updates on ongoing projects, and address any concerns or feedback.
Monitor inventory levels and coordinate with vendors to ensure timely delivery of materials and supplies.
Conduct performance evaluations and provide ongoing training to team members to enhance their skills and knowledge.
Ensure compliance with all safety regulations and company policies at all times.

Qualifications:

Minimum of 5 years of experience in a managerial role within maintenance and remodeling.
Strong tech-savvy skills; proficient in using maintenance management software and tools.
Positive attitude and a strong ability to motivate and lead a team.
Exceptional managerial and organizational skills.
Extensive experience in all areas of property maintenance and remodeling.
Willingness to travel across suburban Philadelphia, Lancaster, Lebanon, Berks County, and Wilmington, Delaware.
